The gap

Resolve coordination issues before they reach site.

Many site problems begin as gaps on paper. We review, model and coordinate within the agreed scope so issues are raised and tracked before drawings are issued.

  1. Conflicting information

Drawings contradict each other or the specification, and open questions pile up as Requests for Information (RFIs).

  2. Coordination issues

When disciplines are not coordinated in one model, networks meet at excavation and services clash at installation.

  3. Drawings returned with comments

Shop drawings come back for revision while the programme waits.

Shop drawings and combined services drawings produced from the coordinated model.

Deliverables: Shop drawings · Combined services drawings · Relevant clash report

  4. Design Review

Review of design drawings before modelling starts, with gaps raised as RFIs.

Deliverables: Design review report · RFI register

  5. Quantities and As-built

Model-based quantity take-offs, site support and as-built models.

Deliverables: Quantity take-off · Updated and as-built models within the agreed scope

Why Zentrac

Why teams hand us the hard part.

  1. Review before modelling

Modelling scopes start with a review of the supplied design. Gaps and conflicts go back to you as RFIs before modelling begins.

  2. Coordinate before issuing

Models are checked for clashes in a federated model, and issues are logged and followed up before drawings are issued.

  3. Infrastructure focus

Utilities, roads, landscape and grading are our home ground: eleven infrastructure categories, one coordinated approach.

  4. Your BEP and templates

We work to your BIM Execution Plan (BEP), standards, title blocks and naming conventions.

Infrastructure

Eleven infrastructure categories. One coordinated approach.

We model and coordinate utility networks, roads, landscape and canals so conflicts can be identified and resolved before construction starts.

Deliverables

What a coordinated package includes.

A typical package combines a model, the drawings extracted from it and a record of the issues raised along the way. Contents are agreed for each scope.

  1. Discipline model

Models built to the agreed BIM Execution Plan (BEP) and Level of Development (LOD), with clear scope boundaries.

  2. Drawings

Shop drawings and combined services drawings extracted from the coordinated model.

  3. Issue register

Clash reports and a Request for Information (RFI) register that record each issue and its follow-up.

How we work

The Zentrac Track.

Six stages, from review to site support. What we receive is checked; what we hand over is prepared for the next party.

  1. 01 Review

We review the supplied drawings and site information and record gaps before modelling starts.

    Input
    Design drawings, specifications, site information
    Output
    Review notes and RFIs
  2. 02 Model

We build discipline models to the agreed BEP and scope.

    Input
    Reviewed design, BEP, coordinates
    Output
    Discipline models
  3. 03 Coordinate

We run clash checks in a federated model and track coordination issues.

    Input
    Discipline models, coordination rules
    Output
    Clash reports and issue register
  4. 04 Drawings

We extract the agreed shop drawings from the coordinated model.

    Input
Coordinated model, title blocks, drawing list
    Output
    Shop and combined services drawings
  5. 05 Quantities

We prepare the agreed model-based quantities and schedules.

    Input
    Measurement rules, agreed model scope
    Output
    Quantity take-offs and schedules
  6. 06 Site Support

We support site queries and model updates through to as-built handover.

    Input
    Site queries, verified site changes
    Output
    Updated and as-built models
